How Often Should a Fire Risk Assessment Be Reviewed?

There’s no single fixed interval set out in law. Instead, the assessment must be reviewed regularly and whenever something changes, whichever comes first. In practice, most low-risk premises are reviewed annually, while higher-risk buildings such as care homes or sites with vulnerable occupants are reviewed more frequently. A new assessment is also required after any significant change to the building’s layout, use, or occupants.

Who Is Responsible for a Fire Risk Assessment?

Responsibility sits with the “responsible person,” usually the employer, building owner, or managing agent, whoever has control of the premises. This person doesn’t have to carry out the assessment themselves, but they are legally accountable for making sure a suitable and sufficient one exists and is acted upon. Getting this wrong can mean enforcement action from your local fire authority, invalidated insurance, or prosecution following an incident.

Cost depends on the size, complexity, and use of the building; a small office will cost considerably less to assess than a multi-storey care home or HMO with several communal areas.
