How Often Do You Need a Fire Risk Assessment?

Under the Regulatory Reform (Fire Safety) Order 2005, the “responsible person” for a non-domestic building must ensure a fire risk assessment is in place and kept under regular review. There’s no fixed legal interval, but most low-risk premises are reviewed annually, while higher-risk sites such as care homes, schools or buildings with vulnerable occupants may need more frequent checks. A new assessment is also required whenever there’s a significant change to the building, its use, or its occupants.

Dry Riser Testing: What the Law Requires

Dry risers are common in buildings over 18 metres tall, giving firefighters a fast route to water on upper floors. BS 9990:2015 sets out the standard: a visual check every six months and a full wet test to 12 bar once a year, both carried out by a competent person and documented for compliance.

A dry riser that fails when it’s needed isn’t just a compliance issue; it can cost lives. We test, maintain and certify dry riser systems (as well as wet risers and private hydrants) across the UK, so yours is always ready when the fire service needs it.

Who’s Responsible, and What Happens If You Don’t Comply?

Responsibility usually falls to the employer, building owner, or managing agent, whoever has control of the premises. Falling short on fire risk assessments, fire door checks, or riser testing can mean enforcement action from your local fire authority, invalidated insurance, and in the worst cases, prosecution following an incident. Staying on top of these services isn’t just good practice; it’s the law, and it’s one less thing to worry about when it’s handled properly.
