Fire Risk Assessments

Every non-domestic building has a legal duty to carry out a fire risk assesment, and to keep it under regular review. Our qualified assessors identify hazards and give you a clear, actionable report, so you know exactly what’s required and what’s simply recommended.

Fire Door Inspections

Fire doors only do their job if they’re properly maintained. We carry out fire door inspections covering seals, hardware, and closing mechanisms, giving you the documented evidence you need to stay compliant.

Risers & Hydrants

Dry risers, wet risers and private hydrants give the fire service a fast route to water in an emergency, but only if they’re tested and working. We install and maintain riser and hydrant systems to BS 9990, including the annual wet test and six-monthly visual checks.

Smoke Vent Systems

Automatic opening vents (AOVs) clear smoke from stairwells and escape routes, keeping evacuation routes clear and giving firefighters better visibility. We design, install and service smoke vent systems in line with BS 7346-8, with full testing and certification.

Gas Suppression

Where water damage isn’t an option, such as server rooms, archives or areas with sensitive equipment, gas suppression systems extinguish fires quickly without leaving a mess behind. We design, install and maintain gas suppression systems tailored to your environment.

How Often Do You Need a Fire Risk Assessment?

Under the Regulatory Reform (Fire Safety) Order 2005, the “responsible person” for a non-domestic building must ensure a fire risk assessment is in place and kept under regular review. There’s no fixed legal interval, but most low-risk premises are reviewed annually, while higher-risk sites such as care homes, schools or buildings with vulnerable occupants may need more frequent checks. A new assessment is also required whenever there’s a significant change to the building, its use, or its occupants.

Dry Riser Testing: What the Law Requires

Dry risers are common in buildings over 18 metres tall, giving firefighters a fast route to water on upper floors. BS 9990:2015 sets out the standard: a visual check every six months and a full wet test to 12 bar once a year, both carried out by a competent person and documented for compliance.

A dry riser that fails when it’s needed isn’t just a compliance issue; it can cost lives. We test, maintain and certify dry riser systems (as well as wet risers and private hydrants) across the UK, so yours is always ready when the fire service needs it.

Who’s Responsible, and What Happens If You Don’t Comply?

Responsibility usually falls to the employer, building owner, or managing agent, whoever has control of the premises. Falling short on fire risk assessments, fire door checks, or riser testing can mean enforcement action from your local fire authority, invalidated insurance, and in the worst cases, prosecution following an incident. Staying on top of these services isn’t just good practice; it’s the law, and it’s one less thing to worry about when it’s handled properly.
